LOWER LEVEL:

On this floor is a laundry room with washing machine and dryer, one bathroom with bathtub and two bathrooms with toilet. There is also a new wine cellar underground with many bottles of Italian wine for guests to choose from; prices are as marked and the bill will be deducted from the security deposit.

GROUND FLOOR:

The Ground Floor can be accessed directly from the main entrance with eight steps that lead into the wide and very carefully refined open living area. This area has comfortable armchairs and sofas for reading or watching the satellite TV. Guests will enjoy the amazing lake views from the six glass doors that offer direct access to the large terrace facing the lake. There is a billiards room and a fully equipped kitchen with all modern appliances to satisfy even the most discerning gourmet chef.

FIRST FLOOR:

There are five bedrooms on this floor: two single bedrooms and four double bedrooms and three bathrooms with shower (one double bedroom has an ensuite bathroom). Three of the bedrooms have access to large outside terraces.

UPPER FLOOR:

Completely independent from the rest of the villa, this private area has a living and dining area with a fully equipped kitchen, one double bedroom, one single bedroom and one bathroom with shower and bathtub.

OUTDOORS:

At the far end of the terrace is a heated infinity pool, sun loungers and seating areas for al fresco dining. The luxurious gardens include a palm, two huge Magnolia trees and a 200 year old 'olio fragrance' tree which perfumes the evening air when it flowers in September. This atmosphere is designed for leisurely living and the maximum enjoyment of sun, sky and the cooling lake breezes. A private driveway leads directly from the main road into the park of the villa where there is plenty of space for three cars.
