This was my second time staying at Colle Aperto and this visit was just as wonderful as the first! In fact, the upgrades and updates that have been made to the property since my first visit only add to the overall wonderful experience! The property is spectacular and very comfortable. Every day, we felt torn between going out and visiting the surrounding hilltop towns and staying behind to enjoy the property! Graziella is a gem and really makes the overall experience one-of-a-kind. The meals she lovingly prepared and her overall willingness to make the visit as wonderful as possible were such a huge part of the fantastic memories that will carry us until our next visit!

I just watched the video of the villa and was rewarded with the most lovely memories. I could almost smell the scent of those amazing yellow flowers Graziela brought in to the house every day and feel the breeze and hear the bees floating about. I long to be back at Colle Aperto these days with the approaching one year anniversary since our visit. Please remember us to the amazing Graziela. We still talk about our days with her. My son says he is going back to Italy and wants to live with her one of these days! They made quite a connection. What was the name of the yellow flower so prominent going up the driveway to the villa? We are thinking of going back to Italy in 2008. Adam, my son, wants to see Venice now! He is a world traveler now and thanks to you and the Colle Aperto experience, he will always have Italy as a destination in his future!

We had a marvelous time at Colle Aperto. I cried when I had to say ciao to Graziella. I don't have the words to describe what I experienced under that Tuscan sun which are adequate to give people I tell about my trip to. Something happened deep within my soul there that I hope stays with me forever.

The place is incredibly spiritual for me, and I still can't believe that I was there and took a tubby under the Tuscan sun. Graziella was such a treasure for us. She took care of us like we were family and I really hated to say goodbye to her. The smell of whatever those yellow bushes were is hopefully imprinted in my senses somehow.

By the way, what were they? The smell in the house was something I wish I could have bottled and taken home with me. Thank you for everything though. We really had one of the most exquisite vacations ever. My 11 year old son also loved every bit of it. The cartoon network was a bit of a lifesaver for him too. After spending all day with your crazy parents, that was just the ticket for him to unwind to! Please feel free to use us for references. I would highly recommend Colle Aperto. The place is magical.

We loved our stay at Colle Aperto...it really is a slice of Tuscan heaven! We particularly loved sitting on the large loggia under the grape arbor enjoying the amazing views. There are no words to describe this property. Upon arrival, two of my guests actually came to tears. Not only the beauty of the property and surrounding area but the caring way everything is thought of or attended to. Graziella was warm and kind. Mr. Miani was gracious. We found the giant mosquitos difficult at night and would bring netting or something if returning. Also, the steps to the pool were difficult for some of the guests, the pictures do not reflect this. Oh, and that access road...But, no problems of that sort could diminish the beauty of our experience at Colle Aperto, it has changed us forever! Colle Aperto, is paradise! We feel no other vacation home can compare to that experience. You have a great website. I often click through it if I've had a bad day at work and need a mini-escape. I forward pics often to friends and love to get call backs with "oohs" and "aahs".

Colle Aperto is a beautiful property with spectacular setting/views. Four adults and five kids were accommodated easily. The main living space of this house (i.e. family room, dining room, porch) was particularly easy to maneuver with a big group due to its excellent layout and lots of access to the outdoor sitting/dining areas. Bedrooms were impeccably but comfortably furnished, as were public areas. Laundry facilities were a major bonus. The food hamper and other staples available at the house made our arrival and first few days very pleasant. The housekeeper/cook Graziela, who prepared dinner three nights and babysat once, was the icing on the cake!

About this Villa

This restored farmhouse dates back over 300 years and rests in the province of Siena with a bird's eye view of the Val d'Orcia.

A charming stone farmhouse, Colle Aperto has been beautifully restored to include such modern amenities as barbecue, washing machine, dishwasher, tumble dryer, fax machine, satellite digital TV, VCR, and CD player.

The house is surrounded by woods, where guests can take unforgettable walks through 20 acres of private land and further through adjacent woodlands. Closer to the farmhouse there is a well-tended vegetable garden and orchard with seasonal crops available to guests.

Please note: The location of this vacation home, as others in the area, requires driving on a "strada bianca" - a typical Tuscan white dirt road. When renting a vehicle for your holiday, we strongly suggest not renting any vehicle with a low-carriage.

  • Basic supplies are always available for free as mineral water (Panna and San Pellegrino) balsamico, various spices, various English teas, Italian toasted coffee, capsules, paper napkins, Scottex, toilet paper, soap, candles etc., produce from the estate as extra virgin oil, vinegar, season crops from vegetable garden and orchard, various jams (plum, fig, apricot, quince), honey.
  • Chiusi (supermarket, autostrada, train station) is 25 minutes
  • San Casciano (spa) is 25 minutes
  • Sarteano is 10 kilomters
  • Cetona, Montepulciano and Pienza are 15 minutes
  • Monticchiello, Montepulciano San Quirico are 15-20 minutes
  • Arezzo, Lake Bolsena, Orvieto and Lake Trasimeno are 40 minutes
  • Siena, Orvieto and Arezzo are 45 minutes - 1 hour
  • Spas with thermally-heated swimming pools: San Casciano dei Bagni, Bagni S. Filippo and Bagno Vignoni all within 20 kilometers
  • Florence and Rome are 2 - 2.5 hours by car, 1.5 hours by Eurostar train
  • Airport: Florence and Rome Airports are 2 hours 45 minutes by car


Lobby opens to: cloakroom (previously pigs's stables, with brick barrel vault ceilings); twin bedroom; ensuite bathroom with tub and wall-mounted shower; living room with fireplace and double door that opens to pergola terrace; wardrobe (washing machine and tumble dryer); staircase leading to first floor; dining room, opening as well to outdoor dining area; kitchen (electric oven, five-burner stove, dishwasher, and double-door fridge with ice dispenser); and a large vine-covered pergola on the terrace facing the valley (southwest).


Small double bedroom up the stairs with ensuite bathroom (walk-in shower); master bedroom (king) with huge hearth (the original focolare dominating the wall, private balcony, dressing room, ensuite bathroom with tub (wall-mounted shower) and double sink; double bedroom (queen) with ensuite bathroom (tub and wall-mounted shower with curtain); and twin bedroom, with ensuite bathroom with walk-in shower.


Heated swimming pool overlooking the "Val d'Orcia". Terracotta pavement, straw changing room, sheltered picnic area, second pergola, small fridge. Outdoor dining room with grill; seating for 10 persons. Vegetable and flower garden, orchard and vine groves, 30 acres of private woodland surrounding the house.

  • Personal laundry, cooking and food shopping can be provided upon agreement, please inquire upon booking
  • Extra maid service and cook services at 18 Euro per hour paid in cash locally together with grocery shopping. If unpaid while checking out it will have to be invoiced (adding approximately 49% taxes). Clients who plan to have meals cooked at home are kindly requested to provide the cook with the needed cash (in average 20/25 euro per person per meal + 5/10 for the breakfasts depending on the menu chosen). The balance between provided advance cash and grocery receipts will be accounted for at checking out. The bottles taken from the house cellar have to be replaced by the same bottles or paid cash at grocery's price (price list in the house) while checking out.
  • You are expected to leave the house as you found it. Possible damages or extra cleaning costs will be debited on your security deposit.
  • Refundable Security Deposit: USD 1500 to be held by VIA with a valid credit card number along with your final payment. Any expenses not paid for in Euro on the premises will be charged to your credit card and invoiced adding various taxes (as explained above) along with a 2.5% transaction fee.
