About this Villa

Villa Latiano is an historic masseria located near Mesagne in the southern Italian region of Puglia, the heel of the boot.

The masseria is situated on 15 acres in the midst of olive groves and is five minutes from the nearest town of Mesagne with a medieval castle, butchers, bakers, caffes and restaurants.

Masserias are particularly evocative of this region, being one of the two indigenous architectural structures of Apulia, along with the conical trulli. The oldest part of the house dates from the 1500s when masserias were flourishing; at that time they were built as protected, self-sustaining farm compounds, walled to deter invaders. In the 1800s masserias entered a more refined stage of development. The landed gentry moved to their country properties from the nearby towns and expanded and rebuilt them to meet their tastes. The villa's Moorish design elements, intricate tile work, frescoed ceilings and grand arched windows date from this era.

Living in an historic masseria is a distinctive opportunity to viscerally connect with the rhythms and the landscapes of Apulia. For over 600 years masserias were at the center of the agricultural life of the region. Only a few of these historic treasures have been brought back to life. The villa had been abandoned for 50 years when its restoration began three years ago. Its fundamental integrity has been preserved and brought up to date with modern amenities. It is authentic Apulia, a glorious place to linger, live and serve as your base to experience the region.

BEDROOMS AND BATHROOMS:

Six bedrooms (all with queen beds, two with an additional sofa bed; one of the six bedrooms is quite large and has two additional single beds); six bathrooms (four ensuite)
 

GROUND FLOOR:

Entry Portal: Entry into the villa is through the grand arched entry portal; under the star vault are two bedrooms on the right and left

North Bedroom and South Bedroom: Spacious bedrooms nearly identical with star vault ceilings, ancient stone floors, queen beds, sofa beds (full size) and ensuite bathrooms; exit the Androne/Entry Portal into the courtyard; on the left is the entrance to the oldest section of the villa, dating to the 1500s, when masserias were first created in Apulia

Foyer: The barrel-vaulted foyer has a large fireplace, and a cantina/wine cellar that was discovered during renovation accessible through a trap door in the floor; the foyer leads to the great room, the study/media room, and the stairway to the first floor

Great Room: The former stables are the main indoor living space, with an open kitchen, dining table for 16, and living area with a large couch and comfortable chairs around the fireplace; part of an old olive press that was found in this room has been incorporated as a decorative element as the mantle over the fireplace; three large French doors flood this room with light and connect it with the farmland surrounding the villa

Study/Media Room: A barrel-vaulted room with writing desk, couch (sofa bed), flat screen television with DVD player, and sound system; this room can be utilized as an additional bedroom by converting the couch into a queen bed
 

FIRST FLOOR:

Piano Nobile: The first floor of the house was created in the 1700s, when the noble owners created living space for themselves in their country estates; this level has five rooms plus a large terrace; central sitting room connects to four symmetrical rooms, two bedrooms, a bath and the entry room; ceilings contain what could be saved from the original frescoes; the distinctive floor tiles are made from the original tile patterns used when this part of the villa was built

Upper Foyer: The entry room at the top of the stairway leads to the central sitting room and terrace

Central Sitting Room: The central sitting room has balconies on each end that look to the front and rear of the property

East Bedroom: This bedroom (queen bed) has a small balcony overlooking the swimming pool, the citrus grove and the courtyard; this room has east orientation and is flooded with morning sunlight

West Bedroom: Remnants of the original ceiling fresco are preserved in this bedroom (queen bed), which has views over the front farm landscape; a French door connects it to the terrace

Upstairs Bathroom: This grand bathroom combines modern and historic with an iconic modern bathtub (Spoon by Agape) and a shower that has been built inside one the small turrets that mark each corner of the building

Exit the foyer into the courtyard, in the northwest corner is a small building with two bedrooms, and a laundry room

The Corner: This bedroom, built in the 1500s, has a queen bed, fireplace, ensuite bathroom with bathtub with view of giant fig tree, and its own roof terrace

Small House: This bedroom/studio, with a queen bed, and ensuite bathroom, is adjacent to the Corner
 

OUTDOORS:

Terrazza: The expansive terrace, with views over the countryside, is perfect for morning coffee, an evening aperitif, or a dinner party for 50 guests

Inner Courtyard: The courtyard is over .5 acre and enclosed by the original 12-foot high wall made from varieties of local stone; there are numerous mature trees including fig, acacia, laurel, cacti, pomegranate and pear; vegetable and herb garden

Orange Grove: Over 40 trees of many varieties are contained in this separate outdoor room; it features Roman columns, a well and incredible fragrance when the trees are in bloom

Swimming Pool: A spectacular 25 x 4 meter pool, tucked in the southeast corner of the courtyard, stretches along the Orange Grove wall
